Q: Can you hold a place before I apply?
A: No. In order to hold a property we would need an approved application and half of the security deposit paid.

Q: How long can a property be held once an application is approved?
A: The property can be held up to thirty days.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: No. Upon approval you will need to pay half of the deposit within 48 hours to hold the property.
The rest of the deposit and the rent will be due when we hand off keys. We do not collect last month’s rent up front.

Q: How old do you have to be to apply?
A: You must be at least 18 years old to apply.

Q: Is the deposit refundable?
A: The deposit is potentially refundable.

Q: Who needs a cosigner?
A: We recommend applying by yourself first but if you don’t quite meet our qualifications
then we may require a cosigner. Keep in mind, some owner’s will not allow a cosigner.

Q: You have a property I want to rent. How do I apply?
A: Click the “Apply Now” button on the toolbar at the top of the website.

Q: How do I pay rent?
A: You can pay rent online through your tenant portal, mail payments to our P.O Box,
or drop rent in the dropbox outside our office.

Q: I want to get a pet. What do I do?
A: Talk to us first to see if a pet would be considered for the property. If a pet would
be considered we would then need you to complete a pet screening and wait for approval.

Q: I am getting an assistance animal. What do I do?
A: Talk to us first. An assistance animal will not be allowed on the property until proper
documentation is submitted and verified. You will need to complete a pet screening (at no cost)
and wait for verification.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: If you are in the middle of a lease call us to discuss your options. If you are month-to-month
simply put in your 30 day notice and you will be removed from the lease. Any applicable security
deposit will be refunded to the remaining leaseholder(s).

Q: My lease expiration is coming and I want to move out. What do I do?
A: Submit a written 30 day notice (email is fine) that includes your name, address,
move out date, and forwarding address.

Q: Who is responsible for paying for repairs & maintenance requests?
A: For maintenance and repairs needed from normal wear and tear, the property owner is responsible.
However, if tenant directly causes damage or damage is caused by tenant’s negligence or misuse, the
tenant would be responsible for those repairs.
